What your building requires

Built for rooms where
mistakes are expensive

A building is not specified by its industry. It is specified by what goes wrong when the work is done badly — and what that costs to undo. Three kinds of risk, three different scopes.

01

Sanitation-governed

The risk is biological. Contact time, cross-contamination, and what survives a wipe. A surface that looks clean and a surface that was disinfected are two different outcomes, and only one of them is logged.

02

Presentation-governed

The risk is the asset on the floor, and what a customer sees under the lights. Wrong pad, wrong pH, wrong machine, and a coating that should have lasted ten years hazes in three. Nobody sees it on night one.

03

Privacy-governed

The risk is who is alone in the building at eleven, and what leaves in the bin. Some of what is in those bins is a client’s name attached to a client’s matter. Screening and waste handling are the scope here, not the floors.

The tool, not the pitch

Questions to ask

Ask them in the same order of every bid you are weighing. Write down the answers. Compare answers before price. Two of the ten are below in full so you can hear the difference a real answer makes.

01

“Will the same person clean my building every visit — and who covers the night they call out?”

A real answer names an assigned individual who has walked your site, and a named backup already trained on it. It includes how you get told when the primary is out.
‍

Listen for
“We rotate.”

Rotation means nobody owns your building. The person who learns where your equipment sits is the same person who knows not to move it.

02

“What is the contact time, and how do you keep the surface wet that long?”

A real answer states a dwell and a method — usually applying to all high-touch points first, working the rest of the room, then wiping. It is the method that makes the number possible.

Listen for
“We spray and wipe.”

If it dries early, it was cleaned. It did not disinfect. The label’s contact time is the product doing its job, and a wipe that follows the spray by ten seconds cancels it.

The auditsUngated · No email required

Ask these of every company you are weighing, ours included. If it helps you hire someone else and hire them well, it did its job.

No form, no email capture, no follow-up sequence. Call us about anything on any proposal that does not add up, including someone else’s. No invoice, no pitch.

Before you book

Before you book

A walkthrough costs you twenty minutes and costs us a night of specification work. Here is how to tell in advance.

Likely a fit

Something in the building is expensive to get wrong.
You want the scope in writing, and you intend to read it.
You would rather compare six written answers than six numbers.
Someone on your side will actually look at the inspection scores.

Likely not

Multi-tenant common areas priced on coverage.
The decision comes down to the lowest number on the page.
A one-time clean with no maintenance cycle — we will refer you out.
Nobody is available to walk the building with us.
What we will ask for, and why

Square footage

It sets the minutes. Labor per visit can only be priced honestly against a real floor area.

Restroom count

Restrooms drive the cloth system, the chemistry, and most of the labor per visit.

Nights per week

Frequency decides what belongs in the nightly scope and what moves to a periodic cycle.

We quote from the building, not the phone

1We walk the building with you and measure it. Twenty minutes is usually enough to spec it properly.
2You get the scope in writing, task by task, with a frequency on every line and the exclusions named.
3We answer the ten questions in writing. The number comes after that, not before it.

We take a limited number of accounts because every one gets an assigned crew and a written site-specific workup before the first night.

We would rather earn this on answers than on a number.
